Write A Needs/Wants List

This is essential since it will serve as the foundation for the entire project. Do you want to add French doors? Would you be interested in having chair rails placed in the dining area? Do you want to have a sitting area in the master suite?

The point is to separate the things you really need from the things that would just be nice to have. Unless you have an unlimited budget, there is a chance you will not be able to add everything. In that case, you should definitely focus more on needs.

Hire Skilled Contractors

Since your goal is to have a home that is structurally sound, beautiful and long-lasting, you need to hire people who have experience building homes. This is not an area where you should be willing to make any compromises. Ideally, the contractors you choose should have worked on at least 10-20 different homes in the past and they should have a portfolio to prove it.

Also, make sure that you hire your own structural engineer. Many times, builders will provide this service, but this is not something you should take advantage of. Get in touch with someone on your own. You do not want to trust a task that is this important to someone who will have the best interest of the builder in mind.

Be Realistic With Budgeting

It is not possible to come in with a shoestring budget and expect to end up with a place that looks like a palace. Many people do this and they end up sorely disappointed. The idea is to create a budget that allows you to get the most for your money while being realistic about what you can expect for that price.

In addition, it is important for you to budget some extra money as a padding. There are always circumstances that may require more work to be done than you expected. You should have money set aside to take care of any issues when they arise.

Hire A Certified Architect

Instead of trying to create your plans on your own, it is best to hire a certified architect to take care of this. Even if you are an excellent artist, this does not qualify you to write up plans for building a new home from the ground up. Do make the mistake of believing this is a service you can live without. Add this to your budget along with all of the other expenses you were expecting to pay for.

There is nothing like creating a plan for a home of your own and watching it being built right in front of you. Hopefully, you find a team that can work together to make all of your housing wishes come true.
